We transformed the existing two car garage into a master suite with garage storage that could be accessed from the exterior. The master suite included a bedroom, bathroom, and walk-in closet. The project also required electrical, plumbing, and HVAC work. We added windows and doors to the back wall of the existing garage which led out to a new carport/patio. The carport/patio was constructed to tie into the existing roof line. The new structure included an engineered slab, trusses, and metal beams.  A load bearing wall was removed from the kitchen to create an open floor plan and an engineered header was installed. All new finishes were also included. This project was permitted through Leon County and was completed under a construction loan. 

This project was a large commercial project. The existing guardhouse which was build in the 1980s was damaged by a vehicle. We rebuilt the structure to current Florida Building Code and went through City of Tallahassee building and environmental permitting. The project lies within the 100-year floodplain. The project included a restroom that was required to be ADA accessible and block walls for a portion of the structure due to it being within the floodplain.
